Existing Site
The Site (outlined below) is approximately 4.0 ha and is located to the south of Norwich Road, Dereham.
It is classed as previously developed land and is accessed from Norwich Road adjacent to the Maltings. The Site is bounded by a row of terraces to the north and wraps around the converted Tannery and Malthouse Cottages. Light industrial businesses lie to the east and the Mid-Norfolk Heritage Railway lies to the west.
The Site is allocated in the adopted Local Plan for housing and is proposed to be carried forward into the new local plan.

In addition, the Site and its proposed development:
is not located within or adjacent to a conservation area. However, The Maltings building at the road entrance off Norwich Road is Grade II* listed;
has no Tree Preservation Orders in force (the nearest TPO being a lime on Norwich Road frontage (Ref 2006 No.32));
retains all trees along the boundary of the Site;
is not within a designated Air Quality Management Area (AQMA);
lies within Flood Zone 1 (which has the lowest risk of flooding);
is within the nutrient neutrality areas (Broads SAC and River Wensum SAC); and
would be required to contribute under the GIRAMS scheme on per dwelling basis.
